What do your plans include?
Foundation Plan
1/4 inch scale basement
and foundation plans with all necessary dimensions and notations.
Floor Plans
Detailed 1/4 inch scale main and upper storey plans with
complete dimensions. Floor plans also include room sizes, detail
cross section keys and location of plumbing fixtures.

Electrical Plans
3/16 inch scale electrical plans showing light fixtures, switches
and plug locations.
Cross Sections
1/4 inch scaled sections of the foundation, interior and exterior
walls, floor and roof details for design and construction methods.
Site Plan
A stock plot plan with a detailed aerial view of the home situated
on a rectangular lot is provided.
Exterior Elevations
1/4 inch scale exterior elevation drawings of the front, rear and
both sides of the house. These drawings show window and door
locations as well as general material specifications.
Are the garages included in the square footage?
No. The garages are not included in the overall square footage of
the house. Square footage is calculated as livable (dry walled,
painted, carpeted) square footage. It includes footage to outside
framed walls (not including brick, stucco, siding etc.) and any
cantilevered floor joists. Decks, courtyards, patios and verandas
are not included in this square footage.
Are the plans designed with 2’x6’ interior walls?
Yes. All stock plans are drawn with 2x6 exterior walls. On custom
house plans this can vary. Typical house plans would normally have
2x6 walls, but there are different configurations of wall
construction that are available. Please consult with us prior to
purchasing your plans, so we may meet your particular needs better.
How do local building codes affect my home?
If there are unusually high wind or snow loads, high exposure
coastal areas, earthquake zones, substandard load bearing soil
conditions, extreme grades or unique structures, not specifically
dealt with in the Building Code, local authorities may require an
engineer's report. If this report is required it is the
responsibility of the owner/contractor to provide the same.
Are your plans copyrighted?
Yes. All illustrations and plans contained in this publication are
the exclusive property of Northern Home Designs. Reproduction in
whole or in part is strictly prohibited by law. One dwelling may be
constructed from each plan purchased. Plans may not be resold.
